These are the two fastest-changing villages around Horsham. Broadbridge Heath went from roughly 3,100 people at the 2011 census to about 6,350 at the 2021 one, more than doubling, and Southwater is now just under 12,000. Most of that is estate housing built since 2011: Wickhurst Green, Broadacres, and Highwood still to come.
New builds almost always start with excellent broadband. Openreach's own policy makes full fibre the default on residential sites of twenty homes or more, so the line into the house is rarely the problem. The problem is that one router, in the hall, is being asked to cover two or three storeys, an integral garage, a loft office and a garden. What people tell us is that they are fed up with things dropping off in the same two rooms every day.
Why new houses are harder, not easier: Modern homes are built to hold heat in, and the same construction slows radio waves down. NIST measured how far signal in the WiFi bands is lost through brick, concrete, glass, plasterboard and steel reinforcement, and in our own installs the well-insulated new build is consistently harder to cover than the draughty old cottage.
